Clear advice for residential moves.

One broker on every file - Adam Serbinski, not a rotoating team. Conversation first; respresentation is formalized in writing if we proceed.

How we work

The first conversation is diagnostic, not a pitch. We listen to what you're trying to do, then say clearly whether we can help - and how.

If it's the right fit, we put representation into writing. You work with the Broker of Record from that point through closing. No handoff.

You may decide Nestowa is not right. We may say the same. That conversation is part of the work.

The right property — not the longest list.

For first-time buyers and households making a next-chapter move.

How we work when you buy

  1. 01
    Align

Goals, timing, budget, and constraints — before any search. We agree a direction in confidence. No pressure to proceed.

  2. 02
    Define

Criteria are set so showings have a purpose. We do not tour for the sake of filling a calendar.

  3. 03
    Assess

Each place is read for fit, condition, neighbourhood, and risk — an honest view, not a sales push.

  4. 04
    Act

Negotiation and closing with the same person who took the first call.

First step: A private conversation about what you need, when you need it, and what you can sustain. We explain how we work.

Nothing is required to start the call.

Helpful to have on hand if you already know them: a rough budget, mortgage pre-approval status if applicable, and any must-haves or hard limits.

You may decide Nestowa is not right for you — or we may say the same. That conversation is part of the work. It protects your time and ours.

Bright entry hall with wooden door

A clear path when it is time to sell.

For sellers who want pricing grounded in evidence and a process that is supported by a professional.

How we work when you sell

  1. 01
    Listen

Your objectives and the property, in confidence. No obligation to list.

  2. 02
    Value

An opinion of property value from comparables and local conditions — from the data, not from what you hope it will fetch.

  3. 03
    Prepare

Listing readiness: paperwork, photos, and a home that reads clearly. Light organization support for Nestowa clients when it helps.

  4. 04
    Complete

Controlled showings, negotiation aimed at terms that protect your position.

First step: A confidential discussion of your objectives and the property. You leave with an opinion of value and a recommended path.

You may decide Nestowa is not right for you — or we may say the same. Clear boundaries keep the work honest.

Straight answers.

Who will I work with?

Adam Serbinski, M.Sc., REALTOR®, Broker of Record.

Do you only work in Newmarket and Aurora?

Newmarket and Aurora are the primary areas. Work farther afield is considered when it is a good fit. We only take files we can stand behind.

How do we get started?

A phone call is the fastest start. We aim to reply within one business day.

What should I bring to the first meeting?

Nothing is required to start. Helpful if you already have them: a rough budget, mortgage pre-approval status if applicable, and any must-haves or hard limits.

What happens in the first conversation?

You tell us what you're trying to do. We ask what we need to understand. We give you clear view on whether - and how - Nestowa can help. No obligation until representation is in writing.

Do you take every client?

No. We take files where we can stand behind the advice and stay on the work through closing. If we're not the right fit, we'll say so.

Why is there no listing search on your website?

Because the work starts with your situation, not a catalogue. Public search is easy to find elsewhere. Justment is not.

Is home preparation part of Nestowa?

We can help sellers declutter and organize the home so it shows cleanly, if they choose. That is operations support; not real estate advice.

Do you handle commercial property?

If you have a small commercial matter, contact us. We will say honestly whether — and how — we can help.
